Why Buyers Need One
By Ian Dolby, Certified Master Inspector and owner of Smart Choice Inspection Company
Quick Answer
A home inspection gives the buyer an opportunity to replace assumptions about a property with better information about its visible and accessible condition before completing the purchase.
The Offer Is Based Partly on Perceived Condition
Before the inspection, buyers have walked through the home, reviewed the listing, and formed an impression. That impression includes assumptions about condition, and perceived condition helps shape perceived value. The inspection tests that assumption.
What the Inspection Changes
The inspection may substantially confirm what the buyer expected: the home has ordinary defects and maintenance needs but is generally consistent with their understanding. Or it may reveal conditions, aging systems, or repair needs that materially change that understanding. Either result is valuable because the buyer now has better information.
Every House Has Things
A useful inspection does not promise a defect-free house. Every house has things. The objective is to distinguish ordinary homeownership from safety concerns, significant repairs, or conditions that deserve more information.
Who Decides What the Findings Mean
The inspector establishes condition. The agent understands the transaction. The buyer makes the decision. The inspector does not appraise the property or direct negotiations. The buyer and their agent decide how the information applies under the purchase agreement.
When More Information Is Needed
Some findings require a contractor, engineer, or other specialist to establish repair scope, evaluate concealed or specialized conditions, or provide pricing. Smart Choice does not price residential defects. This boundary prevents an observation from being paired with a number that appears more certain than the available information supports.
The Report Remains Useful After Closing
The inspection is not valuable only as a transaction event. The report is a snapshot of condition and a reference for maintenance, aging components, projects, and questions after moving in. See the after-inspection resource for the complete planning framework, and the timing resource for preserving enough opportunity to complete due diligence and follow-up evaluation.
