Home Inspection Guide Southwest Michigan

Quick Answer What Does a Home Inspection Tell You

A home inspection provides an independent evaluation of the visible and accessible condition of a home at the time of the inspection. It identifies defects, safety concerns, maintenance needs, and aging components, then helps the client understand which findings deserve greater attention. A home does not pass or fail an inspection.

What Is a Home Inspection

A home inspection is a visual evaluation of the accessible systems and components of a residential property. A typical Smart Choice inspection takes approximately three hours, although time varies with the home’s size, age, design, accessibility, and condition.

The inspection generally includes the roof, exterior, structure, electrical system, plumbing system, heating and cooling systems, interior, installed kitchen appliances, attics and insulation, basements and crawlspaces when present, and attached garages.

The report documents observed conditions, but the report is only one part of the service. Understanding what the findings mean in the context of the entire house is equally important.

A Home Does Not Pass or Fail an Inspection

Every home has defects. Older homes have them. Newer homes have them. Well-maintained homes have them. The objective is not to find a perfect house. It is to understand the condition of the house that actually exists.

Condition Value and the Inspection

When buyers make an offer, they have already formed an impression of the property. Perceived condition helps shape perceived value. The inspection gives the buyer an opportunity to test that assumption.

Sometimes the inspection substantially confirms what the buyer expected. Sometimes it reveals significant conditions, aging systems, deferred maintenance, or repair needs that were not apparent. The inspector does not determine market value or tell the buyer what to do. Smart Choice establishes condition. The buyer uses that information with their agent and other appropriate professionals to decide what it means to them and to the transaction.

Home Inspector Requirements in Michigan and Indiana

Smart Choice serves Southwest Michigan and Northwestern Indiana, but the two states regulate home inspectors differently. Michigan does not currently license home inspectors. Indiana does license home inspectors. Ian Dolby is a licensed Indiana home inspector, License #02200088.

Licensing and professional qualifications establish an important baseline. They do not make every inspector or inspection the same. Experience, inspection methods, communication, reporting quality, professional reputation, continuing education, and the ability to put findings into perspective all matter.

What the Inspection Includes

Visible and accessible service equipment, panels, wiring, receptacles, switches, fixtures, grounding, bonding, and safety devices.

Plumbing

Accessible supply and distribution piping, drains, fixtures, water heaters, leaks, deterioration, and functional concerns.

Heating and Cooling

Accessible equipment, operation when conditions permit, visible condition, installation concerns, and age-related observations.

Attics Insulation and Ventilation

Accessible framing, insulation, ventilation, moisture evidence, and leakage indicators.

Basements and Crawlspaces

Accessible foundations, structure, moisture, plumbing, electrical, insulation, and ventilation.

Interior and Installed Appliances

Accessible walls, ceilings, floors, doors, windows, stairs, railings, and basic operation of included installed kitchen appliances.

Going Beyond Minimum Standards

A professional Standard of Practice establishes a baseline. Smart Choice gathers as much useful information as reasonably possible within a visual inspection. Homes do not organize defects according to a checklist; experience and understanding how components interact matter.

The Report Is Only Part of the Inspection

Smart Choice inspection reports are published electronically the same day as the inspection. A detailed report can contain a great deal of information. Defects, safety concerns, maintenance items, aging components, and recommendations appear one after another. The inspection report can look worse than the house. Communication and perspective keep significant findings from getting lost among ordinary observations.

Attendance and What Happens Next

When possible, buyers should join Ian toward the end of the inspection. Clients who cannot attend receive the same inspection process and can discuss the report remotely. Afterward, the report should not be treated as a list of everything that must be corrected immediately. Use it to understand the house and plan ownership. See the buyer attendance and after-inspection resources for the full guidance.

Additional Inspection Services

Depending on the property, a buyer may also want termite or WDI inspection, radon testing, sewer scope, well inspection, septic inspection, water-quality testing, or mold testing or sampling. Termite or WDI inspection is included with every Smart Choice home inspection; other services are available when appropriate. See the inspection-timing resource for the full coordination and timing explanation.
