A well system is typically a private water system that supplies water for any purpose to the property, the grounds, and the outbuildings. Most homes and businesses are connected to a public water system which means the building is connected to the city or municipality which provides treated water. When you’re buying a property with a well system most municipalities will require a Water Quality Test that meets the minimum health standard set by the county health department.
A required Water Quality Test normally only tests for specific bacteria such as E.coli, coliform, nitrites and nitrates. It does not include the well or systems, not other contaminants. Additional water tests are available.
An inspection performed by me, a Licensed & Certified Master Inspector means that I will visually inspect the well head (typically outside), well tank, contacts and other components of a well system for signs of failure, damage, poor installation practices and maintenance issues. I will then measure the water pressure to make sure the home has what it needs, connect a hose to a spigot, measure the ability of the system to pump water over a 1 to 2 hour period – continuously, and then measure the number of gallons pumped per minute to make sure that the well and its systems are performing to requirements.
