Home Inspection Cost
By Ian Dolby, Certified Master Inspector and owner of Smart Choice Inspection Company
Quick Answer
Home inspection fees vary by property and provider. Smart Choice primarily bases the general home-inspection fee on location and total finished square footage. The useful comparison is not simply price; it is what the client receives for the fee.
Why Inspection Fees Vary
Homes differ in size, age, design, accessibility, condition, outbuildings, and requested services. Inspection companies also differ in qualifications, time, methods, reporting, communication, and service breadth. Two prices may represent materially different services.
What the Smart Choice Fee Covers
The fee covers a professional visual inspection of the accessible home systems and components, a same-day electronic report with photographs and explanations, and communication that helps the client understand significant findings in context. Termite or WDI inspection is included with every Smart Choice home inspection.
Additional Services
Depending on the property and the client’s due-diligence choices, additional fees may apply for radon testing, sewer scope, well inspection, septic inspection, water-quality testing, and mold testing or sampling. Ask for a property-specific quote and confirm which services are included.
A Lower Price Is Not Automatically Worse
A lower price does not automatically mean a worse inspection. A higher price does not automatically mean a better one. The useful question is: What am I getting for the fee? Compare scope, qualifications, experience, inspection frequency, report quality, communication, reputation, reviews, and additional services.
Inspection Fees Are Not Repair Costs
Smart Choice reports visible residential conditions; it does not assign dollar amounts to residential defects. An inspection may identify a condition, but accurate repair pricing often requires a contractor to determine scope, method, access, materials, and local labor conditions. A contractor or appropriate specialist should establish repair scope and cost when meaningful pricing is needed.
The Service Is Information and Perspective
A client is not buying a report by page count or merely paying for hours at the property. The client is buying information about the condition of the home and the professional perspective needed to understand it. See the home-inspection guide for scope and the choosing-an-inspector resource for comparison criteria.
